What renovations require a permit?

In this informative interview, Erik discusses the various types of home renovation projects that typically require permits. He explains that most renovations necessitating a permit involve structural changes, such as altering the layout of a home, adding or removing bedrooms and bathrooms, relocating kitchens, or any significant expansions like additions, Detached Accessory Dwelling Units (DADUs), Accessory Dwelling Units (ADUs), and new construction.

Conversely, Erik clarifies that less invasive renovations, such as replacing flooring, cabinets, countertops, or painting, generally do not require permits, as these projects are considered “like for like.” He shares insights from his experience with various cities, emphasizing the importance of providing upfront information about which renovations may necessitate a permit.

Erik stresses the value of permits for future property transactions. He explains that having accurate records of renovations is crucial when selling a home, as realtors need to present updated information regarding the property's specifications. For example, if a homeowner adds a bathroom, it is essential to have that addition officially documented to reflect the property’s actual features accurately.

By highlighting the importance of permits, Erik aims to educate homeowners about ensuring their renovations are compliant and beneficial for future resale value. This knowledge helps clients navigate the renovation process smoothly while maximizing their property's potential.
