In this Video Erik outlines the key differences in reliability and process between a general contractor (GC) and a design-build firm, asserting that the latter offers a more comprehensive and reliable experience.

"The difference between a general contractor to a design-build firm," Erik explains, is that the design-build firm is typically "working five steps ahead." A GC, in Erik's opinion, often works strictly from a plan set, delivering only what is explicitly requested. In contrast, a design-build firm acts as a leader and guide, anticipating needs the client hasn't considered, such as the best location for light switches or door swing direction.

Zee Design and Build emphasizes over-communication and transparency. They walk clients through the entire itemized estimate, from demolition to "turnkey" completion, ensuring they understand all cost allocations for "client homework"—cabinets, flooring, paint, and other design elements. This deep-dive process is where a design-build firm excels, providing 2D and 3D renderings that most GCs cannot offer. This visual and forward-thinking approach, which focuses on how all the products and design aspects will mesh together, minimizes surprises and results in a final product that often exceeds the client's initial expectations.
