Navigating the permit process for an ADU can seem daunting, but Erik sheds light on what to expect. He explains that the type of permits required depends on the unit's classification—whether it's an ADU or a DADU.


For an attached dwelling unit (ADU), the process is often more straightforward. Erik notes that converting an existing space like a basement or garage is similar to a remodel or addition, which typically requires a less intensive permit process than new construction. "If you're doing it into an existing home," he says, "it's just going to be more seamless." He points out that basements are particularly easy, as they are often pre-approved as a "heated space." A garage conversion, on the other hand, may require additional paperwork due to its original status as an unheated, external structure.


For a new, detached dwelling unit (DADU), the permitting process is more extensive. "You're working with a lot more items," Erik explains. A DADU requires new construction permits, which take longer to secure due to additional layers of review, including environmental and code compliance. He recommends bringing in an engineering team to "quarterback" the project from the start. "They'd be the ones that would set up for the prints," he says, as most new construction drawings require an engineering or architectural stamp for permit approval.
