Why cant I get pricing for a remodel online?

In this video Erik explains that the reason homeowners can’t find a set price for a remodel or an ADU project online, especially in the greater Seattle area, comes down to overwhelming variables. “I wouldn't ever be able to say, hey, it's $50,000 to do this,” he says.


The first set of major variables involves the property itself: "property lines, city or county restrictions or rules, regulations," and the existing structure or allowable space on the lot. These factors require a design and engineering process to define the scope of the project before a price can be determined.


The second, and perhaps biggest, variable is client choices. Erik points out that the cost of fixtures alone—such as a toilet—can range wildly from $150 to $5,000. He notes that while his team could quote using "builder grade" products, every client has different tastes, quality standards, and budgets. He gives the example of a "great $700 Toto toilet" versus a lower-cost model. This huge variance in material choices makes it impossible to provide an accurate, upfront cost without first working with the client to finalize their custom design on paper.
